Sales have picked up this summer. The volume of sales is equal to 2000. According the Case Schiller update, June Vs May is down 2.6% and 2Q’08 vs last year is down 27.9%. The good news is the declines are slowing.
- Solds dropped in Aug compared to July. Historically, September – February is the slower part of the year. See Phoenix Arizona Real Estate Sales Data for more details.
- Sept might see an increase in solds as FHA rules change and buyers rush to purchase a home before the rules change. The new change starting Oct 1 will not allow FHA buyers to receive money for the down payment of closing cost from the seller.
- High end homes had a small uptick in July but dropped in Aug. Luxury home Solds are about 2% inventories per month. This equal about 50 months inventory or around 4 years.
 A subset of the data shows the following: - REOs and short sales account for 54% of solds
- However, they only account for 29% of the inventory.
- Both percentages are rising.
- Sept and Oct are supposed to bring more foreclosures and thus more to inventory.
 Key Message: With the large number of REO, foreclosures, and short sales, prices will continue to decline. The good news is that overall inventory is not increasing.
