For September ( Sep, Sept), there was an increase in homes sold from 5,834 to 6,183. This amount is the most sold for a given month since August (Aug) 2006. This increase in homes sold is due to lower prices and the recent changes in FHA financing.
Overall, the home sold in 2008 is looking to be similar to last year. You can see from the below chart this brings us back to around 2000 levels.
Currently, homes under $350K are selling. They account for 90% of the solds but only 71% of the inventory. In most cases, they are REOs and priced to sell. They are getting many offers as investors are coming back into the market.
The mid and high end homes are still struggling. This is due to people having a hard time getting loans. Banks are requiring 20%+ percent down and fabulous credit. Only 1.7% of the homes over a million sold this past month. This represents about 5 years worth of inventory.
